It is difficult to quantify the impact of losing the Cassingham field on nearby property values absent a dedicated study, which has not been conducted. However, real estate professionals and nonprofit organizations consistently recognize a clear link between access to communal outdoor space and residential property values. We have intentionally relied on a conservative estimate of an 8–10% impact, although some industry sources suggest the effect may be as high as 20%.
